The Bagley 10 is a new condominium development located in Detroit’s oldest neighborhood of historic Corktown. The building design is inspired by prototypical walk-up/walk-down rowhouse typology of upper and lower units. Each lower/elevated ‘stoop’ encourages street level interaction between inhabitants and the pedestrian traffic of the neighborhood.
The exterior of the building is composed of burnished concrete masonry units, metal window components, expansive glass windows with metal panels, metal mesh railings, wood siding components, and custom wood doors. Each unit offers open living spaces, 3 bedrooms, 2.5 bathrooms, and two secured parking spaces in the rear.
The project is being developed, designed, and built by Christian Hurttienne Development / Architecture / Construction. Construction completed this last fall of 2022, six of the ten units are sold and now happily occupied by a dynamic group of folks. Christian Hurttienne has purchased the long vacant machine shop located at 521 and 609 Old St. Jean, Detroit, 48214. We are architects, planners, general contractors, developers, educators and Detroit enthusiasts with the intent to rehabilitate the building into our offices and light manufacturing space to bolster our goals to build new affordable housing in the City of Detroit while training and teaching our emerging workforce of local Detroit residents.
In Detroit, there remains significant challenges to repopulating the city. Among those is the lack of adequate housing for both new residents as well as existing residents seeking to stay and grow with the city. The fundamental issue facing the lack of supply in relation to the demand is the now extreme cost of construction. We endeavor to better control cost through increasing efficiency, utilization, methods-sequencing and leveraging inventory manipulation toward a translation into more expedient and lower-cost time-to-market; ‘Insourcing’ Trades and Services rendered directly by the CH family of companies.
It is our intent to pre-manufacture building components within this 2-Building, 40,000 sqft facility upon 3 acres on Detroit’s Lower Eastside. This will include ‘panelizing’ wood framed wall, floor, and roof components using semi-automated means along a largely traditional assembly-line method of assembly. Traditional ‘panelized’ framing services readily available currently in the marketplace stop at pre-manufactured framing. We intend to integrate installed mechanical, electrical, and plumbing systems into our panels to be then shipped to site for final erection of the building mass. We believe this method will greatly increase the efficiency in the construction process, combining the integration of multiple trade disciplines and inspections in a controlled and coordinated environment, lowering costs to market.
Additional supporting roles will be played by both warehousing and shop functions. Inventory, as an asset, will be leveraged as a driver toward the monetary benefit of building MORE. Shop space dedicated to associated trades, millwork, and other specialty fabrications will then extend our unfair advantage by controlling costs through product fabricated within our means and forces.
We seek to transition this long vacant and blighted building into a vibrant place to both imagine the next buildings of Detroit and then make them; in Detroit, for Detroit, by Detroit.
Our approach to the program of this project began by reorienting the primary axis of the site away from its notional frontage along a major commercial corridor, toward our inspiration and vertically organizing element being the topography of the site down to the water. The hybrid Restaurant and Livery function of the program is pulled well back and above the riverbank as we’re proposing to place it at the top of the hill, as a direct and visual destination. The ‘duck’ on a hill, if you will. The procession from the top of the hill (Restaurant) through the Livery is purposeful and deliberate to utilize the significant topographical change to encourage a pedestrian scaled journey down the hill to the dock. A series of stepped plateaus, framed by permeable wall-like elements, delivers the experience through framed perspectives to the river establishing a purposeful procession, top to bottom. Said journey, we imagine, is integrated with a deliberate but not distinct means of accessibility between the duck on the hill and the river launch.
This 1,000 square foot Carriage House is the culmination of a lengthy, yet successful, voyage through amendments to the local zoning ordinance toward the construction of one of the first Auxiliary Dwelling Units (ADU) within the City of Detroit. Modern in expression, the design of the exterior aesthetic departs from the traditional historic character of Woodbridge striving for a blend of new with the old. Ground level living, including an enclosed one-car garage, provides for a one-bedroom living space with a second-floor deck and adjacent bonus room/office. Designed for living and working from home, or just downsizing for a unique urban living experience in a great neighborhood.

The Coe at West Village is a mixed-use development located in Detroit’s historic West Village neighborhood. The building includes eight row houses, four apartments, and retail space affronting Van Dyke Avenue. The development is the first in a Detroit neighborhood. The Coe was the first new construction building of a 'missing middle' mixed-use typology that Detroit neighborhoods sorely lack. The exterior massing of the building consists of dark brick masonry, fiber cement composite panels, wood siding components, and metal cladding.

Prior to the construction of these three (3) custom designed single-family homes in Detroit’s North Corktown neighborhood, the Detroit Land Bank Authority did not possess a vehicle to sell vacant lots to individual homeowners. Christian Hurttienne Architects, in conjunction with the Detroit Land Bank Authority (DBLA), over the course of several years, worked to change governmental policy enabling these houses to be built upon vacant DLBA lots they now inhabit. A successful endeavor for the homeowners, the neighborhood and now citywide with DLBA replicating this model, in conjunction with homeowners and other developers, on vacant lots across the neighborhoods of the City of Detroit.

Beginning with an existing dwelling, the design of this modern single-family house morphed into a unique layout due to the unique site adjacencies vehicular streets and alleys on three sides. The siting necessitate the location of the garage to be placed foremost in the front of the house, on the site. Adverse to the notion of making the garage the central and most prominent focal point of the front, public, facade, the garage was turned to enter from / depart to the directly adjacent alley. The mass of the building continues to be visually compressed under a partially sloped second level, open and cathedral-like through the second, mostly public, level. The openness of the second level welcomes in abundant light, with views of Detroit’s Ambassador bridge.

In conjunction with Genesis Lutheran Church and Cinnaire Solutions, GenesisHOPE CDC wishes to construct a multifamily apartment complex on the vacant property. The 4-story mixed-use building on Mack Avenue will contain 31 1-, 2-, and 3- bedroom apartments with approximately 3,000sf of commercial space. Utilizing modular construction for the 2-story townhouses has made the project financially feasible. After decades of natural decay, the Ransom Gillis House at the corner of John R St. and Alfred St. in Detroit's historic Brush Park neighborhood received a complete restoration in 2016. Built in 1876 in a Venetian Gothic style by Henry Brush and George Mason, the house stands as one of the last remaining architectural foundations of Brush Park's former density of decadent Victorian mansions. Through the development efforts of Bedrock Detroit, the house will become the historic cornerstone for City Modern - a new mixed-scale urban residential neighborhood coming in 2018.

The John R Brownstones is a six-unit rowhouse originally constructed in 1895 on the back lost of an existing house in the Brush Park Historic District. Because of the extent of deterioration to the building being left vacant and open to the elements for many years, the only salvageable part was the brick and stone masonry. The rebuilding of the interior structure lead to the reconfiguration for modern living. Adding a breezeway and two-car garage to each unit resulted in a spacious townhouse in the heart of Detroit.

Detroit's historic Palmer Park neighborhood on the north side of the city maintains a beautiful collection of 1920s Art Deco apartment buildings. The rebirth of this architecturally significant neighborhood began with the full renovation of the La Vogue Apartments in 2012. The circa-1929 apartment building at 225 Merton is arguably the most architecturally distinctive building in the historic district filled with them. The four-story apartment building was designed by Cyril Schley in different architectural styles that were popular in the early 20th Century. There are hints of Tudor-revivalism in the exterior with intricate tile and brickwork but has a common area at the entryway. Chris Christian lead the full gut renovation of the building, helping to restore it to it's original grandeur.
